Planning Applications
Submitting a planning application is much more complicated than it used to be. Often a great deal of supporting information is needed including specialist reports and a Design and Access Statement (DAS) .
The DAS tells the story of the application, why you want permission and what justifications for granting it you can offer. You can also use this to suggest solutions to potential problems. We have a great deal of experience in preparing Design and Access Statements. We can produce these for you or scope out what you would need to do to provide one.
Many applications fail because they conflict with planning policy, such as the Local Plan or the Government's National Planning Policy Framework (NPPF). Our experience is writing and assessing planning policy means that we can screen your ideas at an early stage and steer you in a direction that is more likely to result in a permission being granted. We can carry out specific work of project manage an entire planning application process. Contact us here for a no-obligation chat.

Appeals
It can be crushing when your project is rejected by council planners, especially of it has taken a lot of work to produce all of the documents. However. many refusals can be overturned at appeal or through negotiation with the planning authority.
We have an excellent track record at appeal, even in difficult cases (for example listed building development in a World Heritage Site). We can advise you of your chances at an early stage and also suggest ways in which rejected proposals could be made more acceptable.
We will tell you if we think you stand little chance of an appeal succeeding, but if we believe there is a possibility of success then we will fight hard for a win.
We also handle Third Party Appeals should you wish to appeal against someone else being granted permission.
Appeal fees are generally relatively modest and the process is simple and straightforward.

Objections
In Ireland, the law allows anyone to formally appeal against the grant of planning permission to someone else, whether a company or an individual (see above). This is known as a Third party Appeal. But often its better to make a formal objection before permission is granted. An Objection is also essential if you may later want to excercise your third party appeal rights, as you cannot formally appeal unless you have previously objected and obtained a receipt from the planning authority.
We can handle your objection for you, ensuring that it is relevant in planning terms, and thereby ensuring it has the best possible chance of success. If the objection fails, we are in an excellent position to proceed to a formal appeal should you wish.
